What is WEB TAPU?

 

Web Tapu is an electronic system developed by the General Directorate of Land Registry and Cadastre that allows property transactions to be carried out securely online without visiting land registry offices. Through this platform, users can manage their properties, view title deed records, initiate various transactions such as sales, mortgages, or inheritance transfers, upload required documents electronically, and follow the entire process digitally. Web Tapu supports 46 different land registry transactions, 20 cadastral transactions, 2 mapping transactions, and 5 Ottoman and old record document transactions.

 

Access to the Web Tapu system is available via www.tkgm.gov.tr or directly through www.webtapu.tkgm.gov.tr. Individual users can log in with their Republic of Türkiye ID number and e-Government password, while companies use the corporate section. After identity verification, users enter their mobile number and email address, create a password, and begin their transactions.

 

With Web Tapu, users can apply for property transactions such as sales, mortgages, donations, and inheritance transfers from their homes, upload the necessary documents, and follow the process online. Property owners can authorize third parties or real estate agents to view property information; authorized users can log in with their own e-Government credentials to examine the property. Owners can also place or remove a “no transaction allowed” notice on their property to prevent fraud.

 

The system allows users to obtain official documents such as title deed copies, title deed records, and mortgage documents online. It eliminates the need for buyers and sellers to visit the land registry office together to review records, as authorizations can now be given digitally. Applicants can track the status of their transactions, receive SMS notifications about missing documents or updates, and make title deed and revolving fund payments electronically.

 

Applications are made through the “application transactions” section of the system. After selecting the type of transaction and entering the required information, the application is completed. Appointments are also handled online. Once title deed fees and revolving fund service fees are paid, the appointment time is sent by SMS. Applicants only need to visit the land registry office to sign documents.

 

The system can be accessed securely using an e-Government password, which simplifies real estate transactions and ensures they are completed safely. Obtaining official documents such as title deeds or title deed records is subject to fees. As of 2022, the revolving fund service fee is 157 TL, plus an additional 21.50 TL service fee, for a total of 178.50 TL.

 

Web Tapu transactions can also be carried out through a representative. Property owners can authorize lawyers or other representatives using the “Authorization Transactions” section of the system. However, authorization is not possible at the signing stage, so the property owner must personally sign the documents.
